EIR

The EIR The Exchange Information Requirements, is a document prepared by the client that defines all the requirements related to the exchange. of information of a BIM process.

The information package that characterizes each model is outlined by the needs of the customer, who has the responsibility and ability to define, before the conception of a project, what information is useful and how and when it should be exchanged. This is what is known as EIR (Exchange Information Requirements).

In a tender conducted according to the BIM methodology, the EIR is a pre-bid document that defines the standards, information and the requirements of a BIM process and constitutes the initial bid submission, to which technicians and contractors respond with suitable offers.

There are several documents that come together in the Exchange Information Requirements and that contribute to its drafting: OIR, AIR and PIR.

Once the modeling process has started, the BIM Coordinator is responsible for proposing changes to the Style Book at the request of the members of the team, assuming that it must always be a living document and capable of supporting the modifications that the project demands.

A Style book may contain, to satisfy the standardization of a company: general and organic guidelines

General Guidelines: Mainly the applicable documentation, such as: Objective, guides, standards, regulations, protocols, legislation, wording and criteria.

Organic Guidelines: The criteria for the application such as: general configuration, line patterns, line weights, line types visibility options, object styling, project visibility, templates, scales, dimensioning, texts, labels, hatch patterns, materials; PDF, DWG, IFC exports.

COMPANY TEMPLATES

A project template is a file that contains preloaded families, configurations, views, plans, quantity tables, and even geometry. This template file can work as a starting point for a new project. An already organized company must have all the necessary templates in the execution of the project.

Your business may have multiple templates for different project types or construction types, such as residential, commercial, or industrial. The goal is to save time with standards so you can focus on design.

PRE-BEP and BEP DOCUMENTS

The BIM Execution PLAN (BEP) document. It serves to indicate how the needs requested in the EIR document will be responded to.

Therefore, in the realization of a BIM project, the production and exchange of information defined by the EIR, allows the bidders the drafting of the BEP (BIM Execution Plan). The BIM Execution Plan highlights the modalities and instruments intended to achieve the objectives required by the EIR. Depending on the phase it is in, two BEPs are drawn up: the pre-contractual (preBEP) and the post-contractual (BEP).

The pre-contractual BEP is drawn up in the pre-bid phase for each participant.

At the end of the tender, the winner, after signing the contract with the client, must present an additional plan, the post-contractual BEP.

If the preBEP constituted in a certain sense an offer, the post-contractual BEP frames the effective modalities to carry out, control, exchange and share the elaborates and the final models that must be produced.

It is enriched with documents such as the responsibilities matrix, the MIDP, the TIDP, detailing the management of the procedures, the processes to follow, delivery strategies and standards.

In conclusion, it can be said that it is precisely with the BEP that all the actors in the process understand the purposes and uses of the BIM model, defining an efficient, functional proposal that complies with the standards.
